So what are you waiting for?

Air Conditioner Maintenance

Most central air conditioners have two basic parts: an outdoor unit (compressor/condenser) that sits next to your home and an indoor unit (evaporator) that’s located in a central duct near your furnace.

Estimated Time: About a half day.

1. Cleaning the Outdoor Unit: Your primary job will be to clean the condenser coil, which coil sucks air through the fins, and as a result, pulls dirt and debris with it. This debris collects over time, blocking airflow and reducing your air conditioning system’s efficiency.

Next, if the fan motor has lubrication ports, apply five drops of special oil for electric motors. Many fan motors, however, are maintenance-free.

Then, if you have an older compressor that’s belt-driven by a separate motor, lubricate the motor through its oil ports.

But did you know that the levels of indoor air pollutants and allergens – dust mites, mold, pollen, pet dander, etc. – are actually much higher than those outdoors? In fact, they are two to five times higher! And when these pollutants become airborne, your heating, ventilation, and air conditioning system (HVAC) spreads these allergens all over your home.
